Karl J. Liwo, Partner

Mr. Liwo was admitted to the practice of law in the Commonwealth of Massachusetts in 1992.  From 1993 through 1996, he was an associate attorney with a law firm that primarily represented business clients (such as a regional chain of retail jewlery stores and numerous high-end restaurants) in sophisticated real estate and business transactions, including a joint venture with the People's Republic of China.  In 1996, he helped start Mullin Law Offices, a Boston law firm with an emphasis on residential real estate conveyancing.  He was employed as that firms' managing attorney for seven years.  In June of 2003, Mr. Liwo incorporated Liwo & Associates, P.C., and purchased the assets of Mullin Law Offices.  He currently helps his clients buy, sell, lease and finance residential and commericial real estate; draft wills and trusts; manage their trusts; address elder issues; and administer the estates of deceased persons.  In addition to representing his clients, Mr. Liwo's day-to-day responsiblities include the oversight of all the firm's lawyers, paralegals, support staff and general operations.  Mr. Liwo is an active member of the Real Estate Bar Association for Massachusetts and the Massachusetts Bar Association.  He also teaches continuing education programs for Coldwell Banker Residential Brokerage, the largest residential real estate brokerage firm in Massachusetts.  He can be contacted via email at:  karl.liwo@liwopc.com or at (781) 246-4000, ext.1.


Christopher F. McNamara, Partner

Chris joined Mullin Law Offices in April of 2002 and continues his practice with Liwo & Associates, P.C.  Prior to joining Liwo & Associates, Chris was an Associate Attorney at an extremely high volume residential real estate firm on the North Shore.  His primary responsibilities include handling all aspects of residential real estate from the initital contract negotiations through final disbursement.  Chris has handled hundreds of real estate closing for a variety of lenders and mortgage brokers throughout Massachusetts.  He is an experienced title examiner witha complete knowledge of the Massachusetts Title Standards.  Chris received his Juris Doctorate from the New England School of Law in May of 2001, where he graduated in the top 15% of his class and was a Charles Hamilton Houston Enrichment Program Tutor during his second and third year of law school.  He was admitted to the Massachusetts Bar Association in January 2002 and is a member of the Essex County Bar Association and the Massachusetts Bar Association.  Chris is available to assist you in the following areas of practice:  real estate conveyancing, condominium law; estate planning, small business administration and contracts.  He can be reached via email at:  chris.mcnamara@liwopc.com or at (781) 246-4000, ext. 2.

Cindy Stella, Senior Paralegal

Cindy originally joined Mullin Law Offices in February of 1998.  In 2001 she left Mullin Law and returned July of 2003 to work for Liwo & Associates, P.C.  She graduated cum laude from Suffolk University in May of 1995 with a Bachelor of Arts Degree in Paralegal Studies.  Since graduating in 1995 she has been working in the residential real estate field.  She is responsible for scheduling closing and preparation of closing packages for attorneys.  She can be reached via email at:  cindy.stella@liwopc.com or at (781) 246-4000, ext. 3.
